1. Independant free market rental valuation carried out by one of the partners of the firm with
    extensive local knowledge offering advise on all aspects with reference to the marketing of your property.
 
2. Full website coverage on 'Rightmove', 'Findaproperty', 'Prime Loacation', 'Zoopla' and our
    own website within 24 hours of being instructed. Website advertising to include color  
    internal photographs highlighting features within the property.
 
3. All viewings strictly accompanied to enable us to check on suitability and character of
    each tenant.
 
4. On finding a suitable tenant referencing and credit checks put in hand prior to acceptance
    of potential tenants.
 
5. Detailed inventory to include condition of the property and meter readings compiled by a partner of our firm.
 
6. Completion and signing of Assured Shorthold Tenancy Agreement, collection of first        
   months rent and deposit and transfer of funds into clients bank account.

7. We can offer a final inventory inspection at an additional agreed fee.

3. Obtain any estimates required with regard to repair works instigate and over see these works on clients
    approval.

4. Reading of meters informing service providers to include council tax of new tenants.

5. Collect rent and transfer funds across to client with statement on a monthly basis.

6. Carry out periodic inspections during the tenancy.

7. Deal with any rent arrears at a very early stage advising on necessary course of action.

8. Final inventory inspection on vacation of the property to include meter readings.
